FAQ

Frequently Asked Questions

Everything you want to know about home inspections in Jacksonville and Eastern North Carolina.

General questions

How much does a home inspection cost in Jacksonville, NC?

Pricing depends mainly on the home’s square footage, age and foundation type, plus any add-ons like radon testing. Call or request a quote online and we’ll give you an exact price up front with no surprises.

Are you licensed in North Carolina?

Yes. North Carolina requires home inspectors to be licensed by the NC Home Inspector Licensure Board, carry insurance, and complete continuing education every year. Our license number is listed at the bottom of every page.

What areas do you serve?

We’re based in Jacksonville and serve all of Onslow County plus nearby communities including Swansboro, Sneads Ferry, Richlands, Holly Ridge, Topsail Island, Emerald Isle, Cape Carteret, Morehead City, Newport, Havelock, Maysville and Beulaville.

How soon will I get my report?

Usually within 24 hours, and often the same evening. Reports include photos, clear descriptions, and a summary of the most important findings.

Does a home inspection include a termite inspection?

We note visible evidence of wood-destroying insects and conditions that attract them. The official NC Wood-Destroying Insect Report (often required by lenders) must be completed by a licensed pest control company, and we can help you coordinate one.

Can a house “fail” a home inspection?

No. A home inspection isn’t pass/fail. It is an objective report on the home’s condition so you can make an informed decision and negotiate repairs if needed.

Should I attend the inspection?

You’re welcome to attend the whole inspection or just the end. If you can’t be there, including if you’re PCSing from overseas, we’ll review the report with you by phone or video.

Buyer's Home Inspection

How long does a home inspection take?

Most single-family homes take 2½ to 4 hours on site, depending on size, age and crawl space access. Larger or older homes can take longer.

When will I get my report?

Reports are typically delivered within 24 hours, often the same evening. They include photos, plain-English descriptions and a summary of the most important items.

Do I need to be at the inspection?

It's encouraged but not required. Many buyers join for the last 30–45 minutes to walk through findings. If you are out of state or overseas, we can review the report by phone or video call.

Pre-Listing (Seller) Inspection

Do I have to disclose what a pre-listing inspection finds?

North Carolina has specific disclosure rules for sellers. Talk with your listing agent or a real-estate attorney about what you are required to disclose. We provide the facts about the home’s condition; we do not give legal advice.

Will buyers still get their own inspection?

Usually, yes, and they should. A pre-listing inspection simply means there are far fewer surprises when they do.

New Construction Inspection

Why inspect a brand-new home?

Production schedules are fast and many trades touch your home. Common new-build findings include missing attic insulation, disconnected ducts, improperly sloped grading and incomplete flashing.

Will my builder allow an independent inspection?

Most do. Check your purchase contract and let the builder know your inspection date ahead of time so we can access the home.

11-Month Warranty Inspection

When should I schedule an 11-month inspection?

Around months 10–11 after closing. That leaves time to submit your claim and for the builder to respond before the warranty ends.

Military & VA Buyer Inspections

Does the VA require a home inspection?

No. The VA requires an appraisal, not an inspection. The appraisal does not evaluate the home in depth, so an independent inspection is strongly recommended.

Can you inspect a home if I’m still at my current duty station?

Yes. Your agent provides access, we inspect, and you receive the full report plus a recorded or live video walkthrough of key findings.

Manufactured & Mobile Home Inspection

Do you provide the engineer’s foundation certification for FHA/VA loans?

No. That certification must come from a licensed professional engineer. Our inspection evaluates condition; we can point out visible concerns your engineer should look at.

Radon Testing

Is radon a problem near the coast?

Elevated readings are less common here than in western NC, but they do occur. Testing is inexpensive compared with the cost of guessing.

Ready to schedule your inspection?

Most inspections can be booked within 1–3 days. Reports are delivered within 24 hours.
